Habyt Expands in Berlin with Upcoming Opening at DOXS NKLN

BERLIN, Germany, October 1: Habyt, the global leader in flexible housing solutions, is expanding its presence in Berlin with the upcoming opening of DOXS NKLN, a project developed by Trockland in collaboration with architecture studio GRAFT.

Combining contemporary design, thoughtfully curated amenities, and an iconic waterfront location, the project represents one of Habyt’s most ambitious undertakings to date in Germany – and the company’s ongoing commitment to offering modern, sustainable, and integrated living spaces in key European cities.

Situated between two industrial cranes along the Neukölln Ship Canal, DOXS NKLN is set to transform a former recycling yard into a vibrant mixed-use development, creating a unique intersection of work, life, and leisure. The bold, industrial-inspired design pays homage to the area’s production heritage while integrating several sustainable features, including green roofs, modular construction, solar energy, and a focus on material reuse. In addition, the project’s prime location offers direct access to the canal and proximity to Neukölln’s cultural and creative scene, as well as great public transit accessibility and closeness to major developments like the Estrel Tower and the SHED campus.

Spanning a total area of 1,100 square meters per floor, Habyt will operate 317 flex units for both short and long term stays – introducing a pioneering model of living in an area where traditional residential use is restricted. Habyt’s furnished spaces will feature a thoughtfully designed bedroom area, a fully equipped kitchenette, and a private bathroom, offering an integrated way of living that suits different lifestyles and modern needs.

Residents will also enjoy a full suite of amenities designed to foster community and wellbeing, from a communal lounge and kitchen to a modern fitness centre, dedicated coworking spaces, meeting room, and lobby. By creating a unique combination of flexible living spaces and shared areas – including a publicly accessible canalside promenade and urban square – DOXS NKLN will foster social interaction, community engagement, and local development in one of Berlin’s most in-demand neighborhoods.
