Habyt Partners with STRABAG Real Estate for New Flex Location in Munich
Munich, January 19, 2026: A first major milestone has been reached for the district development by STRABAG Real Estate GmbH (SRE), as SRE has secured Habyt as the anchor tenant for a new project on Hanauer Strasse. Habyt will lease around 6,000 m² for 148 rooms — yet the collaboration goes far beyond a traditional lease agreement.

Forest Ambience and Energy Neutrality
The district is setting new benchmarks for wellbeing: a greening concept unique in Munich brings the forest directly to this location. The buildings are also pioneering from an environmental standpoint: thanks to photovoltaic façades and geothermal energy, operations are expected to be energy-neutral. Compliance with the EU taxonomy and DGNB certification are mandatory.
Perfect Infrastructure
The district is being developed in Munich’s Moosach borough, right at the intersection of two underground lines, while still being easily accessible for private vehicles. It will offer a total floor area of around 37,000 m² for a wide spectrum of urban uses.
The transaction was brokered by Beyond Hospitality Consulting & DIH SOLUTIONS. On the tenant side, the lease signing was supported by Forvis Mazars Rechtsanwaltsgesellschaft mbH, Berlin, and on SRE’s side by CML Construction Services GmbH. Construction of the superstructure will be handled by STRABAG Group sister company Ed. Züblin AG; completion is scheduled for 2028.
