Habyt Launches Leaze, a New Asset-Light Brand for the Next Generation of Co-Living
Berlin, May 21, 2026 — Habyt today announces the launch of Leaze, a new brand dedicated to co-living and shared living, designed to serve residents, landlords and local operators through a lighter, more scalable and more localised model.
The launch of Leaze follows Habyt’s recently announced strategic refocus, including the sale of its Asia-Pacific portfolio to Mitsubishi Estate and the sale of its co-living portfolios in France, Portugal and Spain to three local operators. Together, these steps mark Habyt’s transition from a distributed co-living operator into a more focused platform built around larger, hospitality-led Flex-living properties under the Habyt brand, while giving co-living its own dedicated model and identity.
The launch reflects a clear strategic distinction inside the group:
Habyt will focus on larger Flex-living properties, typically above 150 apartments and often around 300 apartments, with full-building control, serviced apartments, amenities, wellness, F&B and the ability to combine medium-stay and short-stay demand.
Leaze will operate as a separate brand within the group, focused on co-living and shared living through a lighter, more localised model. Leaze is designed for a broad range of co-living and shared living assets, from apartments to residential buildings, combining digital leasing and customer journey tools for localised operations. This allows landlords and the group’s local brands to benefit from Habyt’s technology and operational experience without requiring every asset to sit under the Habyt brand.

But the lesson is clear: managing 300 units across 15 smaller properties is not the same business as operating 300 apartments in one fully amenitized Flex property. The Habyt brand is now focused on larger, hospitality-led Flex assets. Leaze gives co-living the model it needs: lighter, more local, more digital and more scalable.”

“This is not an exit from co-living. It is a better separation of models. Habyt is becoming sharper and more focused, while Leaze allows us to continue serving the co-living market in a way that makes sense for residents, landlords and our local operators.”
Leaze will combine a modern resident-facing brand with the infrastructure of the Habyt platform, including digital booking, leasing support, lead generation, pricing know-how and operational tooling. The objective is to make co-living easier to access, easier to distribute and easier to operate, without forcing a fragmented asset class into a heavy full-stack operating model.

Smaller distributed assets require local expertise, leaner cost structures and digital-first processes, while larger Flex properties increasingly resemble hospitality operations.
By separating the two models, Habyt aims to build clearer brands, better economics and more appropriate operating structures for each segment.
